To keep our neighborhood in compliance with local laws and bylaws there are some exterior home improvement projects that need to be approved by the HOA Architectural Control Committee (ACC). The ACC is a group of neighbors who review submitted exterior changes for approval. The goal of this committee is to preserve the look of the neighborhood while homeowners make updates to their home.
The HOA also utilizes a “Homeowner Improvement Approval Form”. This gives homeowners the opportunity to discuss major exterior changes with their immediate neighbors who may be affected. Any major exterior change should be submitted to the HOA and ACC committee with a completed form. The form can be found here.

Deck expansions, tear downs, and or rebuilds require ACC approval. Changing deck stain or paint colors does not require ACC approval.
Shingle replacement does not need to be approved by the ACC. Any visual or structural changes need to be approved by the ACC and be signed off by impacted neighbors.
The Deerview bylaws specify only underground pools are permitted. All pools require a security fence which should be within the fencing bylaw specifications. Pools require additional permitting through Grand Rapids Township as well as ACC approval.
The Deerview bylaws state that fence material may be aluminum flat top or black chain link. Fences are required to stay within the width of your home, not your property line. Adding a fence does require ACC approval.
Changes in exterior paint and siding must be reviewed by the ACC and signed off by impacted neighbors.
The addition of a shed requires ACC approval as well as permitting from Grand Rapids Township. The bylaws mandate that any shed must have aluminum siding matching the house, a matching shingled roof, as well as matching front door. The Township zoning dictates placement on property based on property lines.
The Deerview bylaws state that no tree larger than 4’ in diameter may be removed without ACC approval except for the construction of a home, garage, accessory building, or driveway.
